Residential Property Manager
Excellent Opportunity!

The 500 Staffing Inc. proudly represents one of Vancouver’s top Real Estate Development companies located in Downtown Vancouver. Are client is seeking a Residential Property Manager on a permanent basis.


Duties to be performed include but not limited to the following:

A) GENERAL
· To ensure that the B.C. Residential Tenancy Act is adhered to at all times.
· To ensure tenants are provided with reasonable, livable premises and working premises.

B) FIELD WORK
· Responsible for supervision and coordination of all resident managers.
· Ensure all suites are rented by resident managers as soon as possible.
· Inspect deficient suites for maintenance issues and ensure they are rectified immediately.
· Carry out site visits and visual inspections of vacant suites/units to ensure they are properly clean and suitable for rental.
· Carry out site visits to ensure that the building is properly maintained including all common areas, underground exterior and landscaping, etc.
· Supervise and coordinate landscapers, painters and maintenance employees as required.
· Responsible for reviewing resident managers payroll including in-suite hours, expense reports, etc.
· Ensure that all paperwork is completed and forwarded to office promptly (daily).
· Provide supplies to resident managers as required in a timely manner.
· Issue purchase orders (work records) for all supplies and work approved.
· Follow up and administer all tenancy branch disputes/complaints.
· Ensure that tenant inquiries are followed up in a timely manner.
· Ensure that all move-out charges are properly charged to vacating tenants prior to releasing security deposits.
· Ensure security deposits are released as required under the Residential Tenancy Act.
· Ensure vacant suites are advertised as soon as possible, that is, Vancouver Sun, Province, signs, etc.
· Ensure advertisements are active and read correctly.
· Review market value of rents annually to ensure appropriate increases relative to market.
· Supervise and coordinate all tenant improvements and repairs required for units.
· Report and keep track of any unusual happenings at properties to management.
· Aware of and ensure that capital improvements and major maintenance concerns are communicated to management regularly.
· Ensure resident managers are supplied with adequate stock of forms and paperwork.
· Provide orientation and proper training to all new resident managers as soon as hired.
· Should spend 1st day with new resident manager to ensure smooth transition and clear old managers’ records, update keys, status of suites, etc.
· Prior to releasing final pay and separation papers to terminate resident manager, ensure all keys, tools, supplies, office equipment, vacuum, etc. are in order.
· Conduct opening and closing inspections to all units.

C) CASH COLLECTION/MANAGEMENT
· Ensure all security deposits are properly collected and deposited.
· Ensure all rent is collected and deposited by resident manager as soon as possible.
· Verify deposits daily to ensure above is done.
· Follow up late, unpaid rent, NSF’s, skips, eviction notices and vacancy loss with resident manager.
o Follow up collection agency progress periodically or as required.

D) ADMINISTRATION
1) Account Receivable
§ First Day of Each Month
· Vacancy and skips for current month.
· Review current activity, ensure tenants have paid rent.
· First Week of the Month – pick up from resident managers:
· Copy of the rent roll.
· Deposit slips along with deposit supplements.
· Tenancy agreement and application forms for new tenants.
· All other necessary documentation.
· Condition reports.
· Review with accountant on outstanding rents/payables by the 3rd business day of every month the latest.
· Submit all papers and deposit slips to the office weekly.
· Deliver rent increases to resident managers’ 4 months prior to the actual rent increase date.

· Payroll
· Resident manager expense report should be given to Property Manager by the 10th of each month.
· All new resident managers should be given a “new employee package”, a void cheque, TD1 and TD1 BC should be submitted to payroll.

2) Accounts Payable
· All invoices must have a purchase order/work order in order to be paid.
· Invoices must be matched with P.O.’s, checked for accuracy, approved with the division number and allocation noted next to the appropriate charge.
· Invoices should be reviewed on a daily basis and given to Accountant for processing.
· Major work should have a contract completed and approved by management prior to signing.
· Copy any questionable invoices to Accountant for record keeping and keep the originals until invoices are settled among parties.

General Accounting Clerk

The 500 Staffing Inc. proudly represents a large automotive dealership located in Richmond. Our client is seeking a General Accounting Clerk on a permanent basis. Do you have experience working in an automotive dealership? Using Reynolds & Reynolds?

Responsibilities:

· Credit and Collections
· AP/AR
· Invoicing
· Bank reconciliations
· And other accounting duties as required
Processing Car deals
· Record all vehicle purchases and aftermarket warranty sales on spreadsheet and enter into accounting system
· Record vehicle sales transactions in the accounting system
· Insurance Department general ledger accounts
· Process remittances for extended warranties and insurance sales
